Why Choose Southpaw as Your Duncan Custom Home Builder?

Our team has been planning and building custom homes on Central Vancouver Island since 2016, and we bring the same fixed-price approach to homeowners in Duncan, BC. When you choose us as your Duncan custom home builder, you get one contract sum with clear inclusions. We agree that sum with you before work begins, which gives your lender a firm number and makes your own planning easier.

You choose your layout, cabinets and finishes with confirmed prices from our suppliers and trades before you sign the contract. If you want to change something once the work is underway, we price it in a written change order that shows its effect on cost and schedule. Nothing goes ahead until you approve it, so your contract sum changes only when you decide it should.

What You Get When Southpaw Builds Your Home

As your general contractor, we run every stage through one point of contact.

01

Meeting on Your Lot

We meet you on the lot to learn how you live and what you hope to spend, then give you a realistic budget and timeline before design.

02

Design and Trade Pricing

We coordinate your designer, consultants and selections until the drawings are build-ready. Qualified trades then bid on written scopes, and your price comes from those bids.

03

Construction

We sequence the trades and check the work at each stage. Your client portal shows daily logs and progress photos at any hour.

04

Handover and Aftercare

We show you how every system works at handover. Your digital file holds the trade contacts, manuals and paint schedule, and we book 30-day and 1-year check-ins.

Building Your Custom Home in Duncan

We design to the rules that apply to your lot from the first drawing.

Seismic Engineering

The Cowichan Valley Regional District rejects new-home applications without a detailed seismic bracing design, and North Cowichan requires either that design or engineered drawings. We bring the structural engineer in while your designer draws the plans, so you keep the open rooms and tall windows you want. Your application does not come back for a missing design.

Zero-Carbon Where Required

If your lot is in a regional district electoral area, a new home must meet the zero-carbon standard, with electric heating, hot water and cooking unless modelling shows another route. We plan those systems with your energy advisor from the start, so you approve the design once. Our efficiency work includes a home built to Step 5 of the BC Energy Step Code.

Managed From Nanaimo

We run your build from our Nanaimo office, north of Duncan on the Trans-Canada Highway. Our project manager requests each inspection from whichever authority issued your permit, a business day before the work is ready, and coordinates the trades around it. You do not have to book an inspection or schedule a trade yourself.

Choosing a lot?

We Can Review a Lot Before You Buy It

For a Duncan lot, we check who issues the permit, whether the lot sits in the mapped floodplain of the Cowichan or Koksilah rivers, and any slope or geotechnical hazard.

Why Homeowners Trust Southpaw Homes

Hiring a Duncan custom home builder means trusting one company with a large investment. BC Housing licenses us as a residential builder, and we register each new home we build with Pacific Home Warranty for its 2-5-10 coverage. We are covered by WorkSafeBC and carry $5M in commercial liability insurance. We are members of CHBA Vancouver Island and two-time winners of the Consumer Choice Award for home building. Jeremy is glad to talk through your plans and next steps.

“After interviewing several contractors we decided to go with Southpaw. The initial winning quality was their attention to details.”

If you own a home in Duncan and need more room, we build additions and renovations to a fixed price as well. A second-storey addition can give you more bedrooms and bathrooms without taking any of your yard. We plan the work around your household's routine and protect the rooms you still use.
