The step-by-step process that sets Southpaw Homes apart from the rest.

Our Process

1. Initial Consultation

We start by learning about your vision, goals, and budget. This is where we get to know each other and ensure we're the right fit.

2. Baseline Estimate

Based on our initial discussions, we provide a rough cost estimate to help you understand what’s possible and make informed decisions moving forward.

3. Pre-Construction Contract

We enter into a pre-construction agreement that covers planning time, early-stage design coordination, and budget development.

4. Design

We work with trusted designers and consultants (or yours) to create detailed plans that balance function, style, and budget.

5. Selections & Bidding

You choose materials and finishes while we gather sub-trade quotes to solidify your project's actual costs.

6. Final Construction Contract

With selections and pricing complete, we present either a fixed-price or cost-plus contract outlining the full scope, timeline, and payment schedule.

7. Permitting

We take care of the paperwork, coordinating with the city or RDN to secure all necessary permits before we break ground.

8. Scheduling

We create a detailed construction schedule so you know what to expect and when—keeping everyone aligned from day one.

9. Construction

This is where your vision becomes reality. Our team manages the build with clear communication, quality control, and regular updates.

10. Final Walkthrough

Once construction is complete, we walk through the home together, review final details, and ensure everything meets your expectations.
