Design-Led Homes From a Comox Custom Home Builder

Southpaw Homes builds design-led custom homes, which means we settle the design before anyone prices the build. As your Comox custom home builder, we bring the architect, structural engineer, interior designer and energy advisor onto one team and coordinate their work. You settle the layout and selections with us while the house is still in drawings, where changes are simple.

Once the design is final, we send detailed scopes to qualified trades, compare their bids and set one contract sum with clear inclusions. We write up any change you ask for after signing as a change order, showing its cost and schedule impact before you approve it. Wherever you are, the client portal lets you follow your build through daily logs and progress photos from the site.

What You Get When Southpaw Builds Your Home

As your general contractor, Southpaw is responsible for the whole build and every trade.

01

Your Lot and Budget

We walk your lot with you and flag anything that will add cost. You see a realistic budget range before you pay for design.

02

Permits and Selections

We prepare the permit application and coordinate the professionals it needs. You choose finishes with confirmed lead times, so the design holds through construction.

03

Construction

Our project manager sequences the trades. A weekly JobTread report covers schedule and cost-code progress, and we review each milestone with you.

04

After You Move In

At handover, we walk you through the home and hand over a digital file of your finishes and trades. We follow up at 30 days and one year.

Building Your Custom Home in Comox

We point out each Town requirement before it can affect your price.

Architect Review for Modern Designs

If your design has a roof with no overhang, face-sealed walls or exposed concrete, the Town requires an architect to design and review its building envelope. We spot those details at the first sketch and bring the architect in during design, so you keep the clean lines and know that cost before you sign.

Waterfront and Bluff Lots

We check a waterfront or view lot for the coastal bluffs, shoreline, and heron and eagle nest sites the Town protects. Where a lot holds one, the Town can require a development permit backed by a biologist's report. You know this before you buy, and we plan the house and driveway around the report's buffers.

Each Stage Checked First

We manage your Comox build from Nanaimo, more than 110 km away. The Town lists every stage it must accept before the work is covered, from the footing forms to move-in, and charges for repeat visits. We check each stage ourselves before booking the inspection, so the work is ready when the inspector arrives.

Choosing a Lot?

We Can Review a Lot Before You Buy It

We confirm how much of a Comox lot its zone lets you cover with house, driveway and patio, and whether Town water and sewer reach it.

Additions and Renovations From the Same Team

If you would rather improve the Comox home you own, an entry or bump-out addition adds useful space without replanning the house. A whole-home renovation reworks it around how you live now. We fix the price of both before work starts, as we do for new homes.

Questions Homeowners Ask Before They Build

If you are comparing home builders in the Comox Valley, start with these answers.

What does a custom home cost in Comox?

The cost depends on site, structure, finishes and detailing, which in the Town includes any feature that calls for an envelope architect. Most of our homes run $350 to $500+ per sq ft, with your figure confirmed after design and trade pricing.

How long will our home take to build?

How tall can we build for the view?

Can our new home have a wood-burning fireplace?

Tell Us About Your Lot and Your Plans

Send Jeremy your Comox lot's address and a photo or sketch of the home you want, and he will explain what the rules on that lot allow.
