A Salt Spring Island Custom Home Builder That Never Prices With Allowances

As your Salt Spring Island custom home builder, we never use allowances or ballpark figures to price your home. We take every one of our custom homes through full pre-construction: we finish the drawings, and qualified trades bid on each written scope. The contract you sign states one sum with clear inclusions, and that is the sum we build to.

Once construction starts, our project managers are on site regularly. They coordinate the trades, carry out quality checks and keep the work moving smoothly and safely, so your home is built as you approved it. You are welcome to visit the site at any stage of the build and see the progress for yourself.

Building Your Custom Home on Salt Spring Island

We take on the extra steps an island home involves.

Proof of Drinkable Water

We collect your proof of drinkable water during design, such as a well log with lab results, or an approval letter where a water district supplies the lot. A permit application for a new home on Salt Spring is not processed without that proof, so we make sure yours includes it.

One Set of Drawings

We complete every drawing, elevations included, before either review. Your building permit comes from the Capital Regional District, which also inspects the work, once the Islands Trust has reviewed your plans against its land use bylaw. Both must receive identical drawings, so we price and build from the exact set the Trust has seen.

Our Route to Your Site

Our team drives about 42 km south from Nanaimo to the Crofton terminal and crosses by ferry to Vesuvius Bay. The regional district inspects lots north and south of Rainbow Road on different weekdays, so we book each inspection on the days set for your part of the island. We keep the approved drawings on site for every inspection.

Choosing a Lot

We Can Review a Lot Before You Buy It

Before you buy a lot on Salt Spring, we check how it would get water, as one water district is closed to new connections on part of its system.

Why Homeowners Trust Southpaw Homes

Choosing us as your Salt Spring Island custom home builder means working with a BC Housing licensed Residential Builder. Each new home we build is registered with Pacific Home Warranty for 2-5-10 coverage. The work is insured under a $5M commercial liability policy, and our team has WorkSafeBC coverage. We are members of CHBA Vancouver Island, and Southpaw received the Consumer Choice Award for Home Building two years in a row.

“We had our bathroom, kitchen and flooring redone. Everything was done to great satisfaction and importantly on budget.”

Additions and Renovations From the Same Team

As a Salt Spring Island custom home builder, we also renovate the homes people already own. If yours needs a new bathroom rather than a new house, we set a fixed price with you before work starts and flood test the waterproofing before any tile goes down. A typical bathroom takes 3 to 6 weeks after permits and fabrication.
